Do you need planning permission in Stow-on-the-Wold?

Planning permission is not normally needed for a garden room, but it depends on the size, position and use of the room. Under the national permitted development rules on the Planning Portal, a garden room is usually allowed without an application when:

  • ✓It is single storey, with eaves no higher than 2.5 metres and an overall height of no more than 4 metres with a dual-pitched roof, or 3 metres for any other roof.
  • ✓It is no higher than 2.5 metres if it is within 2 metres of a boundary.
  • ✓It is not in front of the principal elevation of the house.
  • ✓Together with other buildings and extensions, it covers no more than half the land around the original house.
  • ✓It is not used as separate, self-contained living accommodation, such as a bedroom.

Local rules in Stow-on-the-Wold

Stow-on-the-Wold lies wholly within the Cotswolds National Landscape, and the town and neighbouring Maugersbury have a conservation area and many listed buildings. On this designated land, outbuildings to the side of the house need planning permission, and in the National Landscape the total area of outbuildings more than 20 metres from the house is limited to 10 square metres. If your home is listed, permitted development does not apply in its grounds.

If you are unsure, check with Cotswold District Council before you order. You can also read our planning FAQs.

How it works

1. Consultation and design

We talk through how you will use the room, your garden and your budget, then design a room to suit.

2. Secure your build slot

A 10% deposit secures your order, build slot and installation date.

3. Foundations

A pad or screw foundation is prepared. The ground needs to be flat; we can carry out groundworks for an extra charge.

4. Build and handover

The average build takes around 8 days. Rooms are completed to regulations and ready to connect to the mains.
