We build garden rooms for homes in Fairford and the villages of the Coln valley. Fairford sits between our Cheltenham and Swindon bases, on the edge of the Cotswolds, and many of its gardens are generous plots well suited to a garden office, gym or studio.
Every room is made to order, with a choice of cladding including Siberian larch, Canadian red cedar and oak, and is built on site by our own team. The average build takes around 8 days.

Office and snug
A shared office and snug with a separate office space, large cedar beams and an outdoor decking area.
Guest house
A guest house with a toilet and shower, storage area and utility room, plus integral blinds and internal sliding doors.

Planning permission is not normally needed for a garden room, but it depends on the size, position and use of the room. Under the national permitted development rules on the Planning Portal, a garden room is usually allowed without an application when:
Fairford is just outside the Cotswolds National Landscape. It is in the roughly 20% of Cotswold District outside the National Landscape, which lies to the north of the town beyond the Coln valley Special Landscape Area. The town also has a conservation area. If your home is in a conservation area, outbuildings to the side of the house need planning permission. If your home is listed, permitted development does not apply in its grounds.

We take a 10% deposit to secure your order, build slot and installation date. A second payment of 30% is due before your installation date, and a third payment of 50% is typically due on the fourth day of installation. The final 10% is payable within 7 days of completion, once you are satisfied with your room.
Yes, but you would need to apply for planning permission, because it would be used as an additional bedroom rather than as additional living space.
